Why do I need to reference my tenant?
Conducting tenant reference checks offers landlords additional reassurance. While tenants do provide some information during the pre-screening and application phase, the formal background checks provide additional reliable information.
During referencing, tenants will be required to disclose their credit history and declare any debts, IVAs or County Court Judgements they have. They will also provide their employment and income details and if they are currently renting a property, a reference from their previous landlord.
These background checks help landlords to understand whether the tenant can afford the rent and if they have had any problems or issues with owed payments in the past. Our referencing partners at RentProfile will validate this information and ensure nothing has been missed.
Two tenant referencing credits are included in the Basic, Essential and Complete Plan. Tenants must pass the referencing checks in order for landlords to benefit from Rent Protection.
