What happens to my lettings plan if my tenant leaves?

All letting plans operate on a 12-month Service Contract that begins the day your tenancy starts. If your tenant leaves before that 12-month term is up, what happens next depends on whether you choose to re-let your property with us:

Option 1: You choose to re-let the property with us

If you stay with lettingaproperty.com to find your next tenant, we will pause your Service Contract.

• You will not be charged any monthly plan fees while the property is empty (the void period).
• Once your new tenant is secured, a brand-new 12-month Service Contract will begin.
• For Payment in Advance (PIA) customers: Any unspent portion of your upfront annual fee is automatically carried over and applied to your new contract, ensuring you never pay twice for the same service. Your annual fee also includes one free re-let per contract year.

Option 2: You choose not to re-let with us

If you decide to close your account or move to another agency when the tenancy ends, the contract cannot be paused.

• The remainder of your 12-month term fees will become payable in full, and a standard £120 (inc. VAT) exit fee will apply.
• For Payment in Advance (PIA) customers: Upfront annual fees are non-refundable upon early contract termination.

💡 Bonus Value: If you have paid remaining contract fees or have an unused PIA balance upon leaving, these non-refundable funds don't have to go to waste. You can reallocate that balance toward individual one-off products or standalone services through our platform—such as tenant check-outs, safety certificates, standalone tenant referencing, or legal tenancy agreements.

Note on Rent Protection Tiers

If you are on a Rent Assured Plus or Complete Care Plus plan, and your tenant left following a triggered Rent Protection benefit, the standard £199 re-listing setup fee is completely waived if you choose to re-let with us.
