Should I accept tenants with a guarantor?

Needing a guarantor is very common among renters - especially students. Tenants who do not meet the income requirements of the property will need to list a guarantor. It’s important to remember that just because a tenant may require a guarantor to pass referencing, this doesn’t mean that a situation will occur where the tenant can’t pay.
Additionally, meeting the income requirements of 30 times the monthly rent does not always mean that the tenant’s salary can’t cover the rent at all.
In most instances, guarantors are a safety net who will never have any involvement with the property. If there are issues and the tenant hasn’t paid their rent for a long time, will get in touch with the guarantor to arrange this - but this is a rare situation.
