Needing a guarantor is very common among renters - especially students. Tenants who do not meet the income requirements of the property will need to list a guarantor. It’s important to remember that just because a tenant may require a guarantor to pass referencing, this doesn’t mean that a situation *will* occur where the tenant can’t pay. Additionally, meeting the income requirements of 30 times the monthly rent does not always mean that the tenant’s salary can’t cover the rent at all. In most instances, guarantors are a safety net who will never have any involvement with the property.
