Property advertising terms

These terms form part of our wider Terms of Business and should be read alongside our user termsprivacy policy and letting plan terms.

In registering your property with lettingaproperty.com, you agree to fully understand the marketing service we provide in line with our Terms of Business. 

You agree to use our service as a landlord, not a letting or estate agent. Any letting or estate agents found to have registered with lettingaproperty.com will be immediately removed from our service and database. No refund will be offered.

Your property advert

Find a Tenant advertising is available to all users at £149.00 (inc VAT). This includes (but is not limited to) advertising on property portals Rightmove, Zoopla, PrimeLocation and lettingaproperty.com for eight weeks or until your property is let, whichever is sooner.

Your advert will be reviewed and approved by our team before going live on lettingaproperty.com or other partner portals (subject to their approval). 

In all circumstances, we cannot guarantee that your advertised property will be let. No refunds will be offered if your property is not let after the eight-week time period.

Any property that is no longer available to rent will be unpublished from all property portals in line with the Misrepresentation Act 1967 and Property Misdescription Act 1991.

Landlords are responsible for providing accurate property information. In using our platform, you agree that the information you provide is 100% accurate and compliant with the Property Misdescription Act 1991.

Editing, pausing or deleting adverts 

If you wish to edit your advert, you can do so via lettingaproperty.com. Editing your advert will pause your listing on all sites, meaning it can't be seen by tenants. Any changes will be reviewed by our team before the listing goes live again.

Landlords cannot pause their advert manually. If you want to delete your advert, you can do so from the Properties section of your dashboard. 

Properties marked Let Agreed will be removed from all property portals.

Tenant enquiries and viewings

All tenant enquiries will be submitted through lettingaproperty.com. Landlords are responsible for managing and responding to their tenant enquiries and viewing requests. We are not responsible for the information supplied by prospective tenants or third parties.

Landlords and tenants can arrange viewings through our platform, but lettingaproperty.com are not responsible for conducting viewings. Landlords are responsible for scheduling and conducting their own property viewings or nominating their own representative.

Our accompanied viewing service is also available at an additional cost.

Partner sites

lettingaproperty.com use an automated feed to send submitted adverts to our partner property portals. This sends properties to our partner portals four times a day, every day - ensuring they are advertised as soon as possible. 

If your property is not displayed on our partner portals within 48 hours of submission, please contact our Support Team

We do not accept liability for any technical difficulties experienced by our partner portals that interrupt the automated feed or their ability to showcase your property as normal. We have no control over how long it takes our partner portals to repair any issues they have.

Our automated feed will resume and send all received adverts as normal once the partner portal's issue has been resolved.

If we are no longer able to market your property on any of our partner portals for any reason, we are not responsible. No refund will be offered.

Misdescriptions

lettingaproperty.com are not responsible for any information supplied by you. It is entirely your responsibility to ensure all personal and property information held by us is correct. If you wish to change any personal or property information, you can do this from your account at any time.

We hold no responsibility for any misdescriptions provided by you. In agreeing to our Terms of Business, you accept all responsibility for the particulars stated in your advert. 

Any misdescription or errors on your advert may delay your property being published on lettingaproperty.com or our other partner portals. No refund will be offered in this circumstance.

Suspicious listings

If a property is registered with us for any reason other than finding a tenant, it will be removed immediately. No refund will be offered.

If we suspect a property is registered under misleading circumstances, we reserve the right to suspend the advert until further notice.

Find a Tenant advertising applies to one property only. If you have multiple properties you want to advertise, you must purchase Find a Tenant advertising separately for each property. If we believe you are using one property listing to advertise multiple properties, it will be removed. No refund will be offered. 

Soliciting prospective tenants to transact with you before showing them the property will be considered suspicious. We may cancel your account with immediate effect in breach of contract. 

Fair usage

By advertising on lettingaproperty.com, you declare that you are the landlord of the property you are advertising or have permission from the landlord to advertise the property. Advertising on lettingaproperty.com should not be used for sub-letting or third parties such as letting agents. 

lettingaproperty.com reserve the right to:

  • Take down any property listings if we consider it to be abusing our system. This is to protect our landlords and tenants, prevent spam and ensure adverts are true and accurate.
  • Remove or pause adverts that are generating a disproportionately high number of viewing requests and/or the landlord is failing to respond to enquiries in a reasonable time.
  • Contact the landlord to confirm suspicion that their advertised property is not currently available and pause the advert if the landlord has not responded in a reasonable time
  • Suspend or pause any listing that we suspect does not have the legally required documents to let
  • Limit users if we suspect they pose a threat to our customers
  • Limit users if we suspect they are in breach of our terms or are misusing the system
  • Cancel inactive accounts
