The Renting Homes (Wales) Act 2016 was introduced on 1 December 2022. Under this new legislation, assured-shorthold tenancies (ASTs) can no longer be issued in Wales. Instead, agreements must now be "occupation contracts", specifically "standard occupation contracts" for private renters.
On 1 December, all existing ASTs were automatically converted into a standard occupation contract.
Landlords of existing tenancies have six months after 1 December to issue a written statement of the standard occupation contract. This just means providing your tenant with a written copy of your new, updated contract, in line with the Welsh government's model contract.
Whilst landlords have six months (until 1 June 2023), it's best to issue a new written statement earlier than later.
