This ensures your interests are protected while maintaining a professional and respectful relationship with the tenant.

Our Approach

We follow a firm, consistent schedule that avoids unnecessary pressure but makes clear the tenant’s responsibilities. We do not engage in harassment — all communications are compliant with housing regulations.

While you may not be copied into every communication, please be assured that arrears are being actively managed behind the scenes.


What We Do for All Plans

  • Track rent payments daily 

  • Send automated reminders to tenants as soon as rent is overdue

  • Notify landlords and tenants promptly when a payment is missed

  • Notify guarantors from the first arrears email (if one is in place)


What We Do by Plan Type

Rent Collect:

  • Notify you of missed rent

  • Send automated reminders to the tenant and guarantor

  • Provide guidance on next steps

  • Legal escalation is your responsibility unless separately agreed

Rent Assured and Complete Care:

  • On Complete Care, we pay you rent on time regardless of tenant payment (subject to plan limits)

  • We chase the tenant and guarantor directly

  • We manage all legal escalation including Section 8 notices, legal claims, and enforcement

Legal Action and Rent Recovery

Where legal escalation is required (and included in your plan), we:

  • Draft and serve a Section 8 notice

  • File possession and debt recovery claims

  • Attend hearings and apply for possession orders

  • Manage enforcement action where necessary (including CCJs and bailiffs)

We also keep you updated on progress at key milestones.
