Deposit Release Form
Please complete this form to confirm how the tenant’s deposit should be returned. The information you provide will be sent directly to the Tenancy Deposit Scheme (TDS). All proposed deductions must be clear, accurate, and able to be supported by evidence such as invoices, receipts, or contractor quotes, if required.
Important:
- Enter rent arrears first before listing any dilapidations (cleaning, damage, redecoration, gardening, etc).
- Rent arrears are a contractual debt under the tenancy agreement, while dilapidations may be subject to negotiation or evidence review.
- Entering arrears first maximises the likelihood of recovering unpaid rent in full.
- Any remaining deposit balance can then be allocated towards dilapidations.
- All dilapidation deductions must be able to be supported by invoices, receipts, or contractor quotes, as these will be required by the TDS in the event of a dispute.
